Since 1991, Inland Northwest Land Conservancy has helped protect over 15,000 acres with 48 conservation easements,1 owned property and 31 partner projects in 2 counties in northern Idaho and 5 counties in eastern Washington.

On the southwest corner of Cocolalla Lake, lie 50 acres of meadows and forests as well as wetlands, a stream, a spring, and 1600 feet of lakeshore. It offers a beautiful scenic view to all who travel Highway 95.
In December 2007, Phyllis Mott and her family permanently protected that land with a conservation easement that consolidates multiple lots and prevents the building of up to 8 additional houses. The easement is tailored to allow farming, limited grazing, and ongoing forestry. It will protect wildlife and natural habitats and will help maintain the rural character of the Cocolalla Lake area by preserving visible open space.
“This is a perfect wildlife getaway for many species to be safe,” says Phyllis. “I want to protect this haven from unwanted development which would surely destroy this unique space.” Phyllis has seen numerous deer, moose, elk, bear, bobcat, coyote, skunks, and raccoons as well as waterfowl and other birds. “We even have a pair of nesting bald eagles,” Phyllis adds.
“The easement contains a significant area of designated wetlands, open meadows, and healthy forest land,” says INLT Executive Director Chris DeForest. “The Mott family is protecting open space -- from lake to meadow, from forest to mountain.” The Mott property is also adjacent to 100 acres of Idaho Fish and Game land.
Cocolalla Lake is about 15 miles south of Sandpoint and lies between Lake Pend Oreille and the Pend Oreille River. It was once used as a summer camping ground for Native Americans. In the early 1900’s lakeshore development began around Cocolalla Lake. In the winter, ice was cut from the lake and loaded onto rail cars on the nearby railroad.
The property is an important part of Lake Pend Oreille watershed. It contains important wetlands which flow into Cocolalla Lake. It has stands of western red cedar, Douglas fir and larch, as well as patches of aspen. “I hope those who visit will find peace and beauty,” says Phyllis.
Fun fact: Phyllis camped on the site and fell so in love with the place, she bought the land. "A grouse came up to me while I was sleeping. I took that as a good sign."
