Who We Are 

🔩 The Nuts & Bolts: River City Housing (RCH) is a non-profit, single-family home developer focused on providing affordable, high-quality, and energy-efficient homes for our home buyers. We improve the quality of life for low and moderate-income families and strengthen neighborhoods by developing safe and affordable housing. Our vision is that all people in Metro Louisville will have access to a quality home they can afford that enriches their lives.

🚪 Opening Doors: River City Housing has developed over 200 affordable housing units. We started our development work building over 100 scattered sites, single family, new construction homeownership units. However, to date we have extensively renovated over 70 single family homes for income-qualified families. We want to make sure our homebuyers are successful so we make sure sure they can afford their homes long-term. We do this through affordable mortgages (made possible through down payment assistance), energy efficiency, low maintenance exteriors and updated or new electric systems, plumbing and HVAC.

🔑 You Hold the Keys: As a result of the rising cost of living in Louisville without wage increases to match and more recently the impact of Covid-19 on income, there is a the lack of affordable housing in our community. We need to help meet that need and your donation will help us to achieve that goal.

What Sets Us Apart

River City Housing creates pathways to homeownership while safeguarding against anti-displacement through long-term affordability housing models and helps current residents to preserve their homes with our home repair program.  We ensure the success of our homebuyers by intentionally focusing on developing high-quality and energy efficient homes that  are affordable at the time of purchase, affordable monthly with lower energy costs,  and affordable long-term with fewer repair and maintenance costs.  RCH has taken the lead in incorporating green-building techniques for the affordable housing industry in our market by building Louisville's first affordable Zero Energy Ready, Certified Passive House and installing solar panels on several of our upcoming homes. 

RCH recently created an innovative, lasting affordability program in Louisville called the RCH Shared Equity Program.  The RCH Shared Equity Program offers a principal reduction to reduce the initial sales price for homebuyers making it much more affordable, and in exchange the buyer must agree to a deed-restricted resale price.  This mechanism ensures the home remains affordable long-term in appreciating neighborhoods by requiring those homes be sold only to another low-income, first-time homebuyer,  if ever sold in the future.  One of the most effective ways to immediately begin preserving affordable housing and preventing the displacement of residents in neighborhoods experiencing significant redevelopment is through a Shared Equity Program model.

River City Housing also recently created a home repair program for low-income homeowners in the Chickasaw neighborhood of West Louisville.  This work is significant because it helps to preserve housing by helping homeowners age in place and helps reduce the displacement of residents in a neighborhood that has experienced decades of disinvestment.
