New Hampshire continues to experience a housing affordability and availability crisis. And NeighborWorks® Southern New Hampshire continues to have impact addressing this issue.  

Below are highlights of our recent accomplishments. 

Affordable Rental Housing 


  • Completed 249 Main Street in Nashua in 2024, bringing 45 new one and two-bedroom affordable rental apartments to downtown Nashua.  

  • Currently in pre-development for the construction of 125 new one, two, and three-bedroom affordable rental apartments in downtown Manchester. 

  • Keeping over 1,400 people (children and adults) safely housed in 549 quality, affordable rental apartments located in 7 New Hampshire communities: Manchester, Nashua, Londonderry, Merrimack, Goffstown, Hooksett, and Amherst.

HomeOwnership


  • Provided homeownership education to 154 families in 2024 and provided one-on-one counseling to 97 families, helping these households understand the homebuying process and prepare to purchase a home they can maintain and sustain.

  • 41 families purchased a home of their own in 2024.

  • 58% of program participants last year earned 80% of Adjusted Median Income (which varies by area, but for a family of four in Manchester, for example, this would mean their income is below $91,500  per year).

  • 61% of program participants last year were female headed households.

  • Over the past 11 years, we have conducted 295 Homebuyer and Financial Skills workshops and seminars, which were attended by over 2,800 New Hampshire households. A total of 628 households have purchased a home after participating in our programs.

As a non-profit organization, NeighborWorks® Southern New Hampshire relies on financial contributions to be in position to create new affordable rental apartments and provide quality homeownership education and counseling leading to well informed and prepared homeowners. Affordable rental housing and home buyer opportunities are important for stable households and strong neighborhoods and communities. 

More than half of Granite Staters believe that housing is the state's biggest need.

Who We Are

NeighborWorks® Southern New Hampshire has a twenty-nine year history of addressing housing and neighborhood revitalization needs in New Hampshire. Founded in 1992, the organization has created or acquired a total of 504 affordable rental units to date in seven communities—Manchester, Nashua, Londonderry, Goffstown, Hooksett, Amherst, and Merrimack. We help financially disadvantaged families achieve greater economic stability so they may escape a cycle of financial struggle or poverty and build a better future for themselves and the communities in which they live. We do this through a focus on housing and community building.

All of the tenants of our properties have total income that is below 60% of total area median family income for the region. For example, a family of 4 people living in one of our apartments in Manchester whose income is at 50% of the area median income makes less than $44,650 per year with the maximum income level being $53,580.

Our HOMEteam program provides quality homeownership education and financial wellness to individuals and families in New Hampshire interested in purchasing a home or becoming financially stronger. These programs are available to all New Hampshire households, although the majority of program participants are middle and low income families.
