New Hampshire continues to experience a housing affordability and availability crisis. NeighborWorks® Southern New Hampshire continues to have impact addressing this issue.  

We recently broke ground on construction of the Apartments @ Pearl and Orange, a new development that will result in 126 new affordable one, two, and three-bedroom rental apartments in Manchester. This project will have major impact on the number of affordable rental homes in the City.

We provided homeownership education to 148 families and provided one-on-one counseling to 49 families in 2025, helping these households understand the homebuying process and prepare to purchase a home of their own. And despite a very challenging market, 26 households purchased a home, confident that they are in good financial position where they will be able to maintain and sustain the home.  

Other ways we are addressing housing need and stability for economically disadvantaged households:

  • We maintain 549 quality affordable rental homes in 7 New Hampshire communities: Manchester, Nashua, Londonderry, Merrimack, Goffstown, Hooksett, and Amherst. These apartments keep over 1,400 people (children and adults) safely housed in apartments they can afford, which increases the likelihood that these households have financial resources for other necessities, such as food, gas, clothing, and healthcare.
  • The majority of residents of our rental properties earn no more than 60% of area median income, based on family size. For a family of four in Manchester, for example, this would mean total household income is no more than $ 73,680. For a family of four in Nashua, this would mean total household income no more than $89,160.
  • Our robust tenant services programming at each of our properties creates a positive sense of community where residents feel safe and confident that they matter, and that where they live will be well cared for. 
  • Thirteen tenants successfully completed our C.A.$.H. Club program in 2025, a twelve-month incentivized initiative designed to teach financial concepts and practices that help tenants strengthen their financial footing today and set a course for increased financial strength and stability over long term.
  • Our homeownership education and counseling services are available to all New Hampshire households, although the majority of program participants are middle and low income families.
